<br />(SPA). The SPA is working with two potential developers to explore land use and <br />development options for this site. The purpose of the workshop presentation is to provide <br />the Planning Commission and City Council with information regarding this preliminary <br />proposal and to provide an opportunity for the City Council and Planning Commission to <br />provide feedback to staff on several issues related to development here. <br />DESCRIPTION OF THE PRELIMINARY PROPOSAL <br />No formal application for land use entitlement for Staples Ranch has currently been <br />submitted to the City. The following is a description of a preliminary land use concept that <br />has been discussed by the SLA and potential developers. Attachment 1, Staples Ranch <br />Proposed Land Use Plan shows the general location of these uses: <br />Auto Mall: Approximately 36 acres, adjacent to the 1-580/El Charro interchange, are <br />proposed to be developed by Hendrick Automotive Group for an auto mall, with up <br />to 250,000 square feet of buildings (.16 FAR) and up to 2,800 parking stalls, that <br />would accommodate the growth plans for the company's existing Pleasanton auto <br />dealerships, including Lexus, Acura, BMW, Mini, Infiniti and Volvo. <br />Depending on dealership interest, the auto mall could potentially be expanded onto <br />an adjacent approximately 5-acre site, with up to 35,000 additional square feet of <br />buildings, for a total of 285,000 square feet of development on 41 acres. <br />Buildings would be one and two stories. Access to the auto mall would be limited to <br />traffic coming from 1-580/El Charro Road, with only Emergency Vehicle Access <br />(EVA) to the rest of Pleasant on via Stoneridge Drive. <br />Senior Continuing Care Communitv: Approximately 45 acres, located outside the <br />Livermore Airport Protection Area, are proposed to be developed by Continuing Life <br />Communities as a senior continuing care community, featuring 690 Residential Care <br />Facility for the Elderly (RCFE) units, a commons dining facility, and a health center <br />with 76 assisted/personal care units and 89 skilled nursing beds. Densities would <br />"feather" up from single-story "villa" living units located adjacent to the existing <br />neighborhood to the west, to 3 and 4 story apartment style structures located further <br />to the east. Total square feet of improvements would be approximately 1,400,000. <br />Access to the senior community would be from a new 2-lane bridge extending <br />Stoneridge Drive over the Arroyo Mocho, with a potential emergency vehicle access <br />(EVA) point from the end of Staples Ranch Drive. There would be no vehicular <br />access connection to the adjacent auto mall, or to El Charro Road, although there <br />would be emergency vehicle access. <br />SR 05 :283 <br />Page 2 <br />
