to approval of a final map creating parcels designed to be sold to an ultimate <br />residential user within areas requiring such disclosure. <br /> <br />17. <br /> <br />PUD Development Plans Required. A PUD Development Plan shall be required to be <br />approved prior to development of: <br /> <br />(a) Any use on Parcel 7, the commercial use designated site. <br /> <br />(b~ The community tmrk use on Parcal 22. <br /> <br />Any use on parcels 4 and 5. the "Potential Golf Course" desienated si~¢$, <br /> <br />. . Any use on pamels designated Phase lI - Interim Open Space (Parcels 4, 5, 8, 14, <br /> 15, 16, 18, and 20) and, if not used for residential use, the Optional Residential <br /> sites (Parcels 1 and 12). <br /> <br />Any use which seeks to significantly modify the development standards included <br />in this PUD. At the discretion of the Planning Director, such changes may be <br />processed as either major modifications requiring a review as described in (e) <br />below or as minor modifications following the process established in the PUD <br />District regulations for such modifications. <br /> <br />A PUD Development Plan shall bc submitted in accordance with the requirements <br />of Municipal Code Section 18.68.110 lbr PUD Development Plans generally. <br />Relevant information which has previously been provided as part of the Initial <br />Project Approvals need not be re-submitted. <br /> <br />Review of a PUD Development Plan shall be by the City Planning Commission <br />and City Council, with approval being by ordinance. The review process may <br />include review by other City Boards and Commissions with particular expertise in <br />aspects of the proposed project, such as the Affordable Housing Commission or <br />Parks and Recreation Commission. <br /> <br />18. Design Review Required. <br /> <br />(a) <br /> <br />In lieu of a PUD Development Plan, thc Planning Director may authorize the <br />design review process for permitted or conditionally allowed uses occupying a <br />single lot which can be satisfactorily addressed and conditioned through the <br />design review process. Such a process may be used in the following examples: <br /> <br />(i) <br /> <br />Park improvements on Parcels 3 and 20 and. followine arc.royal of a PUD <br />developmeut ~lan. on Parcels 4.5. and 22. <br /> <br />(ii) Public utility facilities. <br /> <br />Conditions of Approval Page 10 of 49 Revised August 21, 2000 <br /> <br /> <br />
