Zoning Districts. Figure 3-1, Phase I Land Use Diagram; Figure 3-2, Phase I Parcel <br />Plan; and Table 3-1, Planning Area Land Uses, of the Bernal Property Specific Plan <br />establish the zoning designation~ within the Project. <br /> <br />a) <br /> <br />Adjustments in parcel size, boundaries, and configuration shall be allowed when <br />processing subsequent approvals, so long as the resulting parcels are generally <br />consistent with the Phase I Land Use Diagram and the policies of the Specific <br />Plan. The MVTM may provide for further division of Developmant Parcels than <br />shown on the Phase 1 Parcel Plan; however, land use designations for each parcel <br />shall remain the same. <br /> <br />Allowable Uses in Residential Zone. The permitted and conditionally permitted uses <br />within each Residential Zone ~ a shall be as follows: <br /> <br />(a) <br /> <br />Upon initial development, these parcels shall allow, wholly or mixed within a <br />single parcel, those uses either permitted or conditionally permitted in the R-I <br />District (Sections 18.32.030 to 18.32.050) of the Pleasanton Municipal Code <br />(PMC) and the R-M District (Sections 18.36.030 to 18.36.050ofthePMC). In <br />addition, the following shall be conditionally allowed uses: <br /> <br />(i) Churches. <br /> <br />(ii) Quasi-public and institutional uses. <br /> <br />(iii) Assisted living facilities/congregate care facilities. <br /> <br />(iv) Day core facilities. <br /> <br />(b) <br /> <br />Following initial development, residential developments which are single-family <br />detached or duet in character shall allow those uses of the R-1 District; residential <br />uses which are apartment in character shall allow those uses of the R-M District. <br />Based on this development plan, Parcels 2, 11, and 19 shall be R-1 District uses, <br />and Parcel 10 shall be R-M District uses. In the event Parcels 1 or 12 are <br />developed pursuant to Condition 12, they shall be R-1 District uses. <br /> <br />Allowable Uses in the Commercial/Office Zone. The permitted and conditionally <br />permitted uses within the Commercial/Office Zone (Parcels 6 and 7) shall be as follows: <br /> <br />(a) <br /> <br />Allowable uses shall be those permitted and conditionally permitted uses of the <br />O (Office) District, the I-P (Industrial Park) District, and the C-C (Central <br />Commercial) District. <br /> <br />(b) <br /> <br />In addition, quasi-public and institutional uses, including day care uses, shall be <br />conditionally allowed uses. <br /> <br />Conditions of Approval Page 6 of 49 Revised August 21, 2000 <br /> <br /> <br />
