Detached second units on multi-family residential lots shall not exceed <br />fit~een feet (15') in height, shall be limited to one story structures, and shall <br />meet the following minimum setback requirements: <br /> <br />1. Side yard setback shall be ten feet (10') on the street side of a comer lot <br /> and five feet (5') on all other side yards; <br /> <br />2. Rear yard setback shall be ten feet (10'). <br /> <br />Detached second units on multi-family residential lots shall meet the open <br />space requirement as required for apartments with the same number of <br />bedrooms in the applicable zoning district(s). <br /> <br />C, <br /> <br />Except as modified by this Chapter, all other regulations embodied in the <br />zoning of the property for Class I accessory structures shall apply to the <br />development of detached second units on multi-family residential lots. <br /> <br />18.106.070 Required conditions. <br /> <br /> All conditional use permits for second units shall include, but not be limited to, the <br />following conditions: <br /> <br />Only one (1) residential unit on the subject parcel may be rented. Only one <br />( I ) other residential unit shall be permitted on a lot with a second unit and <br />the other residential unit shall be owner-occupied. The resident owner shall <br />be a signatory to any lease for the second unit. <br /> <br />The second unit shall not be sold, subdivided, or held under a different legal <br />ownership than the primary residence. <br /> <br />The second unit shall not be occupied by more than two (2) adults, and only <br />the number of children permitted by law. <br /> <br />Design modifications may be made to an approved second unit, if the <br />Zoning Administrator determines that the modifications are minor and in <br />substantial conformance with the approved design and use permit. <br /> <br />One (1) additional off-street parking space at the parcel shall be made <br />continuously available to the occupants of the second unit. <br /> <br />Exhibit A.2/KZ-g8-03 <br /> Page 4 <br /> <br /> <br />
