CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1793 <br /> <br /> AN ORDINANCE CONDITIONALLY APPROVING THE <br /> APPLICATION OF TTK PARTNERSHIP FOR PUD <br /> DEVELOPMENT PLAN APPROVAL, AS FILED UNDER <br /> CASE PUD-99-07 <br /> <br />WHEREAS, the TTK Partnership has applied for development plan approval of a residential <br /> subdivision consisting of 12 building sites, a public equestrian/pedestrian trail, public <br /> streets and parking, and land area set aside for the municipal golf course and permanent <br /> open space on an approximately 46.3-acre site located in the Happy Valley Specific Plan <br /> study area on the south side of Happy Valley Road at the junction of Happy Valley Road <br /> and Alisal Street; and <br /> <br />WHEREAS, the property is prezoned PUD (Planned Unit Development) - Semi-Rural Density <br /> Residential (SRDR), Municipal Golf Course (GC), and Open Space (OS) District; and <br /> <br />WHEREAS, at its meeting of July 14, 1999, the Planning Commission recommended approval of the <br /> PUD development plan; and <br /> <br />WHEREAS, the project is within the Happy Valley Specific Plan area for which the City Council has <br /> previously approved an Environmental Impact Report; and <br /> <br />WHEREAS, a duly noticed public heating was held on October 19, 1999; and <br /> <br />WHEREAS, the City Council finds that the PUD development plan, alternative two, is consistent with <br /> the General Plan policies of the City of Pleasanton and the Happy Valley Specific Plan. <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> <br />Section 1: Approves Case PUD-99-07, the application of TTK Partnership for development plan <br /> approval of a a residential subdivision consisting of 12 building sites, a public <br /> equestrian/pedestrian trail, public streets and parking, and land area set aside for the <br /> municipal golf course and permanent open space on an approximately 46.3-acre site <br /> located in the Happy Valley Specific Plan study area on the south side of Happy Valley <br /> Road at the junction of Happy Valley Road and Alisal Street, subject to the conditions <br /> shown on "Exhibit B", attached hereto and incorporated herein by this reference. <br /> <br /> <br />
