50.) Prior to any framing construction, the applicant shall provide adequate fire <br /> protection facilities, including but not limited to surface roads, fire hydrants, and a <br /> water supply and water flow meeting Fire Department standards to suppress a <br /> major fire. If, prior to any framing construction, the applicant proposes in writing <br /> an alternate method of fire protection, the Fire Chief may allow the alternative <br /> method. <br /> <br />51 All curbs within a 7 1/2-foot radius of a public fire hydrant shall be painted red <br /> unless modified by the Pleasanton Municipal Code or the Fire Chief. Blue street <br /> "hydrant markers" shall be installed for all fire hydrants per City of Pleasanton <br /> Standard Specifications. <br /> <br />Engineering <br /> <br />52.) The applicant shall submit a final grading and drainage plan prepared by a <br /> licensed civil engineer depicting all final grades and on-site drainage control <br /> measures to protect all cut and fill slopes from surface water overflow. This plan <br /> shall be subject to the review and approval of the City Engineer and/or the <br /> Director of Building Inspection prior to the issuance of any building permits. <br /> <br />53.) The applicant shall submit a refundable cash bond for hazard and erosion control <br /> prior to issuance of an Engineering or Building Department permit. The amount of <br /> this bond will be determined by the City Engineer. <br /> <br />54.) The applicant shall grant an easement to the City over those parcels needed for <br /> public service easements (P.S.E.) and which are approved by the City Engineer or <br /> other easements which may be designated by the City Engineer. The retaining wall <br /> shown along the rear of lots 26-28 shall terminate behind the P.S.E. <br /> <br />55.) The design for the line, grade, and structural sections for the streets serving this <br /> development shall be subject to final review and approval by the City Engineer. <br /> <br />56.) The applicant shall construct vertical P.C.C. curbs and gutters within this <br /> development unless otherwise approved by the City Engineer. When the sidewalk <br /> is adjacent to the curb and gutter. they shall be poured monolithically. <br /> <br />57.) All existing wells on the site shall be removed or sealed, filled and abandoned <br /> pursuant to Alameda County Ord. 73-68, prior to the start of grading operations <br /> unless Zone 7 retains specific wells for observation wells, or special approval is <br /> obtained from the City Engineer for temporary use of an existing well for <br /> <br />PUD-99-05 Page 9 Planning Commission <br /> <br /> <br />
