. New construction is to use a rich variety of detailing appropriate to the style of the
building and that found in similar homes in the neighborhood. This includes elements
such as roof eave, door and window trim, balconies, railings, and material accents such as
tile or shingle pattern.
The proposed design details incorporate elements from the Design Guidelines. The
applicants modified their plans to provide a rich variety of color, materials, and detailing
meeting the intent of the Design Guidelines.
Storage Under Carports
The applicants propose storage sheds at the rear ofthe proposed carports. For aesthetic reasons,
staff has added a condition of approval that no storage, other than motor vehicle storage, shall be
allowed under the carports. The applicants have agreed to this condition of approval. Staff is
also concerned that if the carports are converted into garages, they will not be used for parking.
Staff added a condition of approval that the carports not be enclosed. The applicants have
agreed to this condition of approval.
Staff has added a recommended condition of approval that the proposed storage sheds not
exceed six feet in height. This would be consistent with what is allowed for other accessory
structures in Pleasanton which are adjacent to a rear yard fence.
Landscaping
A tree report by HortScience dated "June 25, 2004" has been prepared for the project. The
arborist delineated twelve trees of value to the site. Five are defined as heritage trees.
The Pleasanton Municipal Code, Chapter 17.16 provides the authority to remove a heritage
tree(s) if one of the following conditions exists:
I) The heritage tree is in a hazardous condition threatening the safety of people, or property;
2) The heritage tree has a significant impact on the property;
3) The heritage tree is dead, dying or debilitated such that it cannot be preserved; or
4) Where the heritage tree is not diseased or dangerous, removal is in keeping with the
Pleasanton Municipal Code and the health, safety, and general welfare of the community.
Two existing Coast Live Oak trees and a Modesto Ash tree would be preserved on the site. The
applicants have agreed to retain or move elsewhere the existing Coast Live Oak tree at the rear
of the site by the western property line, since this tree is in good condition and suitable for
relocation. The other oak tree to be preserved and the Modesto Ash tree to be preserved are
both street trees.
Case No. PUD-37 Planning Commission
Page - 11 -
