<br />. New construction is to use a rich variety of detailing appropriate to the style of the <br /> building and that found in similar homes in the neighborhood. This includes elements <br /> such as roof eave, door and window trim, balconies, railings, and material accents such as <br /> tile or shingle pattern. <br /> The proposed design details incorporate elements from the Design Guidelines. The <br /> applicants modified their plans to provide a rich variety of color, materials, and detailing <br /> meeting the intent of the Design Guidelines. <br />Storage Under Carports <br />The applicants propose storage sheds at the rear ofthe proposed carports. For aesthetic reasons, <br />staff has added a condition of approval that no storage, other than motor vehicle storage, shall be <br />allowed under the carports. The applicants have agreed to this condition of approval. Staff is <br />also concerned that if the carports are converted into garages, they will not be used for parking. <br />Staff added a condition of approval that the carports not be enclosed. The applicants have <br />agreed to this condition of approval. <br />Staff has added a recommended condition of approval that the proposed storage sheds not <br />exceed six feet in height. This would be consistent with what is allowed for other accessory <br />structures in Pleasanton which are adjacent to a rear yard fence. <br />Landscaping <br />A tree report by HortScience dated "June 25, 2004" has been prepared for the project. The <br />arborist delineated twelve trees of value to the site. Five are defined as heritage trees. <br />The Pleasanton Municipal Code, Chapter 17.16 provides the authority to remove a heritage <br />tree(s) if one of the following conditions exists: <br />I) The heritage tree is in a hazardous condition threatening the safety of people, or property; <br />2) The heritage tree has a significant impact on the property; <br />3) The heritage tree is dead, dying or debilitated such that it cannot be preserved; or <br />4) Where the heritage tree is not diseased or dangerous, removal is in keeping with the <br /> Pleasanton Municipal Code and the health, safety, and general welfare of the community. <br />Two existing Coast Live Oak trees and a Modesto Ash tree would be preserved on the site. The <br />applicants have agreed to retain or move elsewhere the existing Coast Live Oak tree at the rear <br />of the site by the western property line, since this tree is in good condition and suitable for <br />relocation.
