Prior approval from the Planning Department must be <br /> received before any changes are constituted in site design, grading, building <br /> design, building colors or materials, landscape material, etc. <br />4. The project as shown on Exhibit A shall be subject to the usc standards of <br /> the R-M-l,500 zoning district except as modified by the conditions of this <br /> approval for this Case. <br />5. A Final Map shall be recorded for the project prior to the issuance of any <br /> building and grading permits. A demolition permit shall be obtained and <br /> the site cleared of all structures prior to Final Map recordation. <br />Additions <br />6. A property owner proposing any addition to a residential structure will be <br /> required to process a PUD modification. Minor additions and exterior <br /> modifications may be processed through the Administrative Design Review <br /> process as determined by the Planning Director. <br />Accessory Structures <br />7. Accessory structures shall not cover more than 25% of any unit's rear yard <br /> area. <br />8. The storage sheds shown on Exhibit A shall be a maximum of six feet in <br /> height. The exterior materials and colors of the storage sheds shall match <br /> those of the main dwelling unit on the site. The colors, materials, and <br /> height of the storage sheds shall be clearly be stated on the plans submitted <br /> for the issuance of a building permit. <br />9. All HV AC units shall be clearly shown on the plans submitted for the <br /> issuance of building permits. Units shall not be visible from the public <br /> street and shall meet the noise standards for residential use. <br />Porches and Decks <br />10. Porches and decks shall not be enclosed. <br />11. All front porches shall be a minimum of six feet in width. <br />12.
