<br />SIL VER OAK EST A TES DESIGN GUIDELINES <br /> <br />Purpose of Guidelines <br /> <br />The Architectural Design Guidelines have been created to provide property owners, architects, <br />homc builders and contractors with a set of parameters for thc preparation ofthcir drawings and <br />specifications. Adherence to these Guidelines will assure the homeowners that Silver Oaks <br />Estates will comply with the standards of architectural and landscape quality and integrity that <br />are desired in the City of Pleasanton. <br /> <br />It is very important that every purchaser at Silver Oaks Estates and their design team thoroughly <br />read the Design Guideline and understand its requirements. Each purchaser shall also review <br />City of Pleasant on PUD-05 with any applicable amendments and comply with any site specific <br />conditions applicable to the lot. <br /> <br />Design Review Process <br /> <br />The design review process has been created to assist homesite owners in the development of <br />their plans and ensure that the individual home design from initial concept to final working <br />drawings conform to the requirements of the Silver Oaks Estates Architectural Design <br />Guidelines. <br /> <br />The Design review procedure at Silver Oaks Estates involves two major steps (I) Preliminary <br />Design Review Submittal; and (2) Final Design Review Submittal. Each of these is required in <br />order for plans to receive Committee approval. <br /> <br />I. Site Plan <br /> <br />A site plan drawn at 1/8"=1 '-0", scale showing: <br />a. Property lines <br />b. Contours, existing grades, proposed finish grades and swales; <br />c. Home location setbacks and easements; <br />d. Driveway and turnaround locations and dimensions and guest parking spaces; <br />e. Indicate the garage back-up distance, a minimum 01'28' (30' recommended), plus a <br />minimum of 3' between the edge of the driveway and the property line. Landscape <br />screening is required between the property line and driveway; <br />f. Culverts, pipes, headwalls, mailbox location, walks, patios, AIC and garbage <br />enclosure locations, mechanical rooms, mechanical panels; <br />g. Proposed top of finished floor and pad elevations; <br />h. Rear deck size and location (if proposed) <br />1.
