61.) Prior to any framing construction, the City shall provide adequate fire protection facilities, <br /> including but not limited to surface roads, fire hydrants, and a water supply and water flow <br /> meeting Fire Department standards to suppress a major fire for the golf course buildings. If, prior <br /> to any framing construction, the City proposes in writing an alternate method of fire protection, <br /> the Fire Chief may allow the alternative method. Prior to any framing construction for the <br /> homes, the homebuilder shall provide adequate fire protection facilities, including but not limited <br /> to surface roads, fire hydrants, and a water supply and water flow meeting Fire Department <br /> standards to suppress a major fire. If, prior to any framing construction, the homebuilder <br /> proposes in writing an alternate method of fire protection, the Fire Chief may allow the <br /> alternative method. <br /> <br />62.) All curbs within a 7 1/2 foot radius of a public fire hydrant shall be painted red unless modified <br /> by the Pleasanton Municipal Code or the Fire Chief by the City. Blue street "hydrant markers" <br /> shall be installed for all fire hydrants per City of Pleasanton Standard Specifications by the City. <br /> <br /> Engineering <br /> <br />63.) The City shall install street frontage improvements per Chapter 19.40.010 of the Pleasanton <br /> Municipal Code and to the satisfaction of the City Engineer as shown on the development plan. <br /> These improvements include, but are not necessarily limited to, grading, curb and gutter, <br /> sidewalk, paving, storm drain, sanitary sewer, water facilities, street lighting, underground <br /> utilities, traffic control devices, landscaping, and automatic irrigation systems. <br /> <br />64.) The City shall submit a final grading and drainage plan prepared by a licensed civil engineer <br /> depicting all final grades and on-site drainage control measures, including concrete-lined <br /> V-ditches, to protect all cut and fill slopes from surface water overflow. This plan shall be <br /> subject to the review and approval of the City Engineer and/or the Director of Building <br /> Inspection prior to the issuance of any building permits. <br /> <br />65.) The City shall submit a refundable cash bond for hazard and erosion control prior to issuance of <br /> an Engineering or Building Department permit for the construction of the area-wide <br /> infrastructure, golf course and golf course buildings. The amount of this bond will be <br /> determined by the City Engineer. The property owners shall dedicate to the City for street right-of-way purposes those parcels of <br /> land intended to be public streets. <br /> <br />67.) The property owners shall grant an easement to the City over those parcels needed for public <br /> service easements (P.S.E.) and which are approved by the City Engineer or other easements <br /> which may be designated by the City Engineer. <br /> <br />68.)
