Records of Alameda <br /> County, Calif., and running thence South 89° 45' East along the south boundary of said Lot 10, 600 <br /> feet to an iron stake; tl~ence north 1 o 29' west, marking the center line of an existing private road <br /> 743.7 feet to an iron stake at the north end of said private road; thence continuing north 1 o 29' west <br /> 41.3 feet; thence north 47° 45' west 448.2 feet; thence south 67° 16' west 53.1 feet; thence south <br /> 82° O' west 200.65 feet to the west line of said Lot 10 where same intersects the south boundary line <br /> of Happy Valley Road; thence south along the west line of said lot 1045.0 feet to the point of <br /> beginning. Containing 13.4 acres, more or less, and being a part of said Lot 10, save and except the <br /> road as shown within above described tract on said "Map of Rancho del Valle de San Jose". <br /> PARCEL 2: <br /> <br />Beginning at an iron stake which marks the southwestern corner of Lot 10, as said lot is shown on the <br />map hereinafter referred to; running thence due east along the southern boundary line of said Lot 10, <br />a distance of 600.00 feet to an iron stake; thence north 1 o 44' west, along the center line of an <br />existing private road, said center line being the eastern boundary line of that certain 13.4 acre parcel <br />of land described in Deed from T. F. Maginnis and wife to Clarence M. Dutra, and wife, dated December <br />11, 1942 and recorded January 7, 1943 in Liber 4320 of Official Records of Alameda County, Page <br />227, 743,70 feet to an iron stake at the north end of said private road; thence continuing north 1 o 44' <br />west 41.30 feet to the actual point of commencement; thence continuing north 1 o 44' west 106.62 <br />feet, more or less, to a point on the northeastern line of said Lot 10; thence north 47° 30' west along <br />the said last mentioned line 355.07 feet, more or less, to a point in the center line of Happy Valley <br />Road, designated as "Road" on said map; thence along the center line of said Happy Valley Road the <br />two following courses and distances; south 64° 45~ west 106.26 feet and south 84° 45' west 210 <br />feet, more or less, to a point on the western line of said Lot 10; thence due south along the said last <br />mentioned line 20 feet, more or less, to a point on the northern boundary line of the said 13.4 acre <br />parcel of land; thence along the general northern boundary line of the said 13.4 acre parcel of land, the <br />three following courses and distances: north 81 o 45' east 200,65 feet, thence north 67° 01' east <br />53.10 feet and thence south 48° 00' east 448.20 feet to the actual point of commencement. <br /> <br />Being a portion of Lot 10, as said lot is shown on the "Map of the Rancho del Valle de San Jose IHardin <br />Estate) Alameda County, Cal.", filed November 9, 1896, in Book 17 of Maps, at Page 70, in the office <br />of the County Recorder of Alameda County. <br /> <br />Assessor's Parcel No: 949-0013-003-03 <br /> <br /> <br />
