incorporated in the project CC&Rs. <br /> <br />61. All access restricting gates installed for this development shall be equipped with a remote <br /> control mechanism to permit emergency activation from the communications console at <br /> the Police Department. This shall consist of direct connection hardware, radio control, or <br /> other mechanism approved by the Police Department. All access gates shall be identified <br /> on the plans submitted for issuance of building permits and the type of remote control <br /> mechanism shall be identified. <br /> <br /> Engineering <br /> <br />62. All utilities required to serve any existing or proposed development on-site shall be <br /> installed underground, unless otherwise determined by the City Engineer. <br /> <br />63. The applicant shall provide a bond to the City guaranteeing the installation of all common <br /> open space and recreational improvements, private streets, street trees, and all common <br /> infrastructure improvements shown on the approved development plan or otherwise <br /> required as part of this development. The applicant shall provide an itemized cost <br /> estimate of said improvements, to be submitted with the bond, for the review and <br /> approval the City Engineer prior to approval of the final map. The bond shall be returned <br /> to the applicant upon acceptance of all improvements by the City Council. <br /> <br />64. The developer shall install street frontage improvements per Chapter 19.40.010 of the <br /> Pleasanton Municipal Code and to the satisfaction of the City Engineer. These <br /> improvements may include, but are not necessarily limited to, grading, curb and gutter, <br /> sidewalk, paving, storm drain, sanitary sewer, water facilities and non-potable water <br /> systems, street lighting, underground utilities, traffic control devices, landscaping, and <br /> automatic irrigation systems. <br /> <br />65. The applicant shall submit a final grading and drainage plan prepared by a licensed civil <br /> engineer depicting all final grades and on-site drainage control measures, including <br /> concrete-lined V-ditches, to protect all cut and fill slopes from surface water overflow. <br /> This plan shall be subject to the review and approval of the City Engineer and/or the <br /> Director of Building Inspection prior to the issuance of any building permits. <br /> <br />66. The applicant shall submit a refundable cash bond for hazard and erosion control prior to <br /> issuance of an Engineering or Building Department permit. The amount of this bond will <br /> be determined by the City Engineer. <br /> <br />67. The applicant shall dedicate to the City for street right-of-way purposes those parcels of <br /> land intended to be public streets. <br /> <br /> <br />
