CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1791 <br /> <br /> AN ORDINANCE CONDITIONALLY APPROVING THE <br /> APPLICATION OF NEW CITIES DEVELOPMENT GROUP <br /> FOR PUD DEVELOPMENT PLAN APPROVAL, AS FILED <br /> UNDER CASE PUD-97-12 <br /> <br />WHEREAS, New Cities Development Group has applied for development plan approval for 51 new <br /> single-family residential lots and the retention of one existing singe-family home on an <br /> approximately 34.7-acre site located at 970 and 986 Sycamore Road in the Noah <br /> Sycamore Specific Plan area; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit development) - LDR (Low Density <br /> Residential) District; and <br /> <br />WHEREAS, at its meeting of May 12, 1999, the Planning Commission denied the PUD development <br /> plan; and <br /> <br />WHEREAS, within the time specified by the Pleasanton Municipal Code, the applicant appealed the <br /> decision to the City Council; and <br /> <br />WHEREAS, the project is within the Noah Sycamore Specific Plan area for which the City Council <br /> has previously approved an Environmental Impact Report; and <br /> <br />WHEREAS, subsequent to the filing of the appeal and after meetings with the surrounding <br /> neighborhoods, the applicant submitted a plan for 48 new single-family residential homes <br /> and the retention of one existing single-family home on the site; and <br /> <br />WHEREAS, a duly noticed public hearing was held on October 19, 1999 before the City Council; and <br /> <br />WHEREAS, the City Council finds that the proposed PUD development plan is consistent with the <br /> General Plan policies of the City of Pleasanton and the North Sycamore Specific Plan. <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> <br />Section 1: Approve the development plan for 48 new single-family residential lots and the retention <br /> of one existing single-family home on an approximately 34.7-acre site located at 970 and <br /> 986 Sycamore Road in the North Sycamore Specific Plan area, subject to the conditions <br /> shown on "Exhibit B", attached hereto and incorporated herein by this reference. <br /> <br /> <br />
