96. The developer shall be responsible for obtaining the necessary dedication in a timely <br /> way of sufficient area on each property for the construction of the approved public <br /> street system. In the event that one or more of the properties subdivides, any property <br /> which has not yet subdivided shall dedicate at the City's request the portion of the site <br /> necessary to complete the approved street system. <br /> <br />97. The grading plan shall be modified to include more contour grading techniques, such <br /> as reducing in the size of the flat building pad areas, minimizing cut and fill <br /> slopebanks, and increasing the number of split pad lots, preserving more of the natural <br /> topography. The revised plan shall be submitted for the review and approval by the <br /> Planning Commission at the time of tentative map review. <br /> <br />98. The developer shall reduce the pad elevations on Lots 6, 7, and 8 of the McGuire <br /> property (PUD-99-06) to a maximum height of 500 ft. and shall explore further <br /> reducing the pad elevation to maximize preserving views of the Foxbrough Place <br /> residents. <br /> <br />99. Drought-tolerant landscaping shall be installed in the open space area of the McGuire <br /> property (PUD-99-06) to help soften views of Lots 6, 7, and 8 of the McGuire <br /> property (PUD-99-06) for the residents of Foxbrough Place without impacting views <br /> of Mt. Diablo and endangering the long-term health of the existing oak trees. <br /> <br /> Page 19 <br /> <br /> <br />
