52. Storm drainage swales, gutters, inlets, outfalls, and channels not within the <br /> area of a dedicated public street or public service easement approved by the <br /> City Engineer shall be privately maintained by the property owner(s). <br /> <br /> 53. Prior to building permit issuance, the developer shall submit a copy of the site, <br /> grading, and drainage plans to Zone 7 for review of the project's consistency <br /> with Zone 7 applicable guidelines for projects next to Zone 7 channels. The <br /> developer shall incorporate any requested changes into the design of the <br /> project, subject to the review and approval of the Planning Director. <br /> <br /> 54. The design of the water supply and sanitary sewer systems shall be subject to <br /> the review and approval of the City Engineer. <br /> <br /> 55. Approval of the storm drainage system shall be subject to the review and <br /> approval of the City Engineer to determine that the system is adequate, <br /> connects to an approved point of discharge, and meets the immediate and long- <br /> range requirements of this development. <br /> <br /> 56. Any damage to existing street improvements during construction on the subject <br /> property shall be repaired to the satisfaction of the City Engineer at full <br /> expense to the project developer. This shall include slurry seal, overlay, or <br /> street reconstruction if deemed warranted by the City Engineer. <br /> <br /> 57. The project developer's contractor(s) shall obtain an encroachment permit from <br /> the City Engineer prior to moving any construction equipment onto the site. <br /> <br /> 58. The project developer shall install a filtering system in the existing catch basins <br /> in the parking lot to intercept and pretreat storm water prior to reaching the <br /> storm drains. The design, locations, and a schedule for maintaining the filtering <br /> system shall be submitted to the City Engineer/Director of Building Inspection <br /> for review and approval prior to issuance of building permits. <br /> <br /> 59. The project developer shall sweep or vacuum the parking lot and sidewalks a <br /> minimum of once a month and shall prevent the accumulation of litter and <br /> debris on the site. Corners and hard to reach areas shall be swept manually. If <br /> sidewalks and/or the parking lot are pressure washed, debris must be trapped <br /> and collected to prevent entry into the storm drain system. No cleaning agent <br /> may be discharged into the storm drain. If any cleaning agent or degreaser is <br /> used, wash ~vater must be collected and discharged to the sanitary sewer, <br /> subject to approval of the Dublin-San Ramon Services District (DSRSD). <br /> <br />Case No. PCUP-I18/PDR-391 City Council <br /> Page - 9 - <br /> <br /> <br />
