EXHIBIT "B" <br /> Conditions of Approval <br /> Case PUD-81-22-11M <br /> <br />PLANNING <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit "A", <br /> dated "Received" May 26, 2005, on file with the Planning Department, except as <br /> modified by the following conditions. Minor changes to the plans may be allowed <br /> subject to the approval of the Planning Director if found to be in substantial conformance <br /> to the approved exhibits. <br /> <br />2. The applicant shall obtain all building and other applicable City permits for the project <br /> prior to the commencement of construction. <br /> <br />3. The developer shall pay any and all fees to which the project may be subject prior to <br /> issuance of building permits. The type and amount of the fees shall be those in effect at <br /> the time the building permit is issued. <br /> <br />4. This PUD development plan approval shall lapse and shall become void 2 years from the <br /> date of approval unless a building permit is issued and construction has commenced and <br /> is diligently pursued toward completion or an extension has been approved by the City. <br /> <br />5. Prior to final inspection of the parking lot, the applicant shall modify existing and/or <br /> create new access and parking easements to allow tenants in the Pleasanton Corporate <br /> Commons complex to access and park in the new parking spaces created by this <br /> application. The easements shall be subject to review and approval by the City Attorney <br /> prior to recordation. <br /> <br />6. The three parallel parking spaces at the easternmost end of the site shall be deleted and <br /> the existing planter area shall be retained. Said revision shall be shown on the plans <br /> submitted for issuance of building permits and shall be subject to the review and approval <br /> by the Planning Director prior to issuance of building permits for the project. <br /> <br /> 7.
