2.0. PROPOSED PROJECT

The 13-acre Bemal Baseball Fields are being processed independent of the Phase II
Specific Plan and the remainder of the Bemal Community Park in accordance with the
2004 "Initiative to Save Our Cormmunity Park" and the resulting City Council funding of
these developments. The Project includes the following open space and park
improvements:

A. Baseball complex area, including Fields 5, 6 and 7 (see PUD Development Plan,
Sheet 7). Fields 5 and 6 include field lighting, backstops, dugouts, built-in terrace
bleacher seating, pedestrian plaza/gardens within the field complex, irrigated tuff
between fields, and lighted walkways. The Project also includes grading of
seating terrace slopes surrounding home plate of Field 4 which is to be designed
and built in a future phase.

Field 7 is a multi-use field with a backstop cage, suitable for casual softball and
baseball team warm-up activities. This field will not be lighted at the present
time. The irrigation system for Field 7 will be designed to accommodate a
possible infield shin in the future.

All fields are sited between Bemal Avenue and Valley Avenue and west of the
Union Pacific Raikoad tracks. The Project area is set back a minimum orS00 feet
from the nearest homes. Field light poles are proposed to be approximately
60 and 70 feet high. Four light poles are proposed for the Little League field
(Field 6) and six for the Pony League field (Field 5).

Amplified sound from announcing areas will be directed toward the viewing
terraces and infields only. The Project sound is proposed to consist of a
temporary, tabletop system until permanent facilities can potentially be installed
during a future phase of the Community Park.

B. Other Project improvaments include a restroom facility of approximately
500 square feet in floor area; equipment storage of approximately 400 square feet;
play area with play equipment assemblies for two age groups; an adult seating
cluster; accessible and lighted walkways from parking areas to the restrooms,
fields and play areas; and perimeter landscape and tree planting. The restrooms
and equipment storage buildings may be one or two separate structures. Picnic
tables and bench seating are proposed to be located on the plaza level between the
fields, as well as along the major trails and walkways.

C. Parking improvements include permanent paving and lighting east of Field 7 for
64 cars. In addition, graveled overflow parking for 48 cars will be provided.
Please note that these 48 spaces are incorrectly shown on plans as not being
included in the Project planning area. One screened dumpster enclosure is to be
located within the paved parking area.
