Development shaH be substantially as shown on the development plans, Exhibit" A", <br />dated "Received August 18, 1994" on file with the Planning Department, except as <br />modified by these conditions. Minor modifications may be approved by the Planning <br />Director if found to be in substantial conformance to the approved exhibits. <br /> <br />2. Monument signs shall be as shown on the site development plan. The material and <br />colors for the sign copy shall be designed to be compatible with the materials and <br />color of the building and shall be subject to the review and approval of the Planning <br />Director. Any additional signage shall be consistent with the Hacienda Business Park <br />Design Guidelines and shall be submitted under a separate application. <br /> <br />3. Prior to occupancy, the landscape architect shall certify in writing, in a <br />manner acceptable to the Planning Department, that the landscaping has been <br />installed in accordance with the approved landscape plans with respect to size, <br />number and species of plants, and overall design concept. <br /> <br />4. The installation of the landscaping along the southern property line shall be <br />coordinated with the removal of the eucalyptus trees on the adjacent property. In the <br />event that this landscaping is delayed due to the removal of the eucalyptus trees, a <br />bond shall be posted, in an amount satisfactory to the Planning Director, guaranteeing <br />the installation of the landscaping. <br /> <br />5. The satellite dish antenna shall be installed at the lowest possible elevation to <br />minimize off-site views. The antenna shall be painted to match the built-up roof <br />material (white). These specific details shall be submitted to the Planning Director <br />for review and approval in conjunction with the building permit application. <br /> <br />6. A total of five (5) feet of additional landscaping shall be installed on the property to <br />the north. This detail shall be shown on the final landscape plans submitted for <br />building permit issuance and shall be subject to Planning Director review and <br />approval. <br /> <br />7. The applicant shall obtain a landscape installation and maintenance agreement from <br />the property owner (Prudential) to the north to allow the additional five feet of <br />landscaping. The details of this easement shall be submitted to the Planning Director <br />for review and approval in conjunction with the building permit application. <br /> <br />1 <br />
