Any proposed phasing of this development shall be depicted <br />on the final tract map and shall include narrative <br />explaining the proposed phasing. The developer shall <br />complete all of the on-site improvements at one time <br />(including all improvements around future building pads). <br />All remaining pad areas shall be seeded and kept in a neat <br />and weed-free manner at all times. <br /> <br />7. Final inspection by the Planning Department of buildings, <br />fencing, and front yard landscaping is required prior to <br />occupancy. <br /> <br />8. The developer shall implement the recommendations described <br />under Option One or Option Two of the "Cultural Resources <br />Assessment of stoneridge Orchards III, City of Pleasanton, <br />Alameda County, California" prepared for the site by Basin <br />Research Associates, Inc. The decision to follow which <br />option shall be made by the developer before approval of the <br />final map. If the developer provides a subsurface <br />archaeological reconnaissance, the report shall be submitted <br />to the Planning Director for review before issuance of a <br />grading permit. Mitigation measures shall be indicated on <br />the grading plan and improvement plans for the project. <br /> <br />9. Building Design <br /> <br />a. The developer shall provide automatic opening sectional <br />roll-up garage doors throughout the project. This <br />detail shall be shown on the final building plans for <br />review and approval by the Planning Director and the <br />Director of Building Inspection before issuance of a <br />building permit. <br /> <br />b. The applicant shall post address numerals on the <br />building so as to be plainly visible from all adjoining <br />streets or driveways during both daylight and night <br />time hours. <br /> <br />c. <br /> <br />The developer shall "wrap" elements, e.g., brick/stone <br />wainscot, quoins/reveals, of the front building <br />elevations to the those side and rear elevations <br />directly visible to a public street. The revised <br />building elevations shall be submitted to the Planning <br />Director for review and approval before issuance of the <br />building permit. <br /> <br />. <br /> <br />. . <br />
