<br />Resolution No. PC-94-51 <br />Page 10 <br /> <br />c. The uses for the small lot single-family lots of this <br />development shall be the permitted and conditional uses <br />of the R-I-6,500 (One-family Residential) District as <br />listed in the Pleasanton Municipal Code. Uses and <br />development standards for the Dawes parcels located off <br />Trenery Drive shall be the permitted and conditional <br />uses of the R-I-40,000 (One-family Residential) <br />District as listed in the Pleasanton Municipal Code. <br />New structures and additions to the existing structures <br />on the Dawes properties shall require design review <br />approval by the City. <br /> <br />d. site development standards for the primary structures <br />of the small lot single-family development shall be as <br />stated on the development plan, Exhibit "A", except <br />that the rear building elevation of Plan No. 3 may face <br />the rear elevation of another Plan No. 3 only if both <br />rear yards maintain at least a 15' depth measured from <br />the second-story building walls. Site development <br />standards for accessory structures shall be as stated <br />in the R-I-6,500 (One-Family Residential) district of <br />the Pleasanton Municipal Code. <br /> <br />e. The location of units on lots shall generally conform <br />to the overall siting plan shown on the development <br />plan, Exhibit "A". <br /> <br />f. One-story units shall be located on Lot Nos. 1, 15, 22, <br />25, 39, 40, 46, and two lots in the row of houses <br />between Lots 27 and 33. The final arrangement of these <br />houses shall be subject to the review of staff. <br /> <br />g. The building on Lot No. 26 shall be moved five feet <br />closer to the common property line between Lot 26 and <br />27, and the structure on Lot No. 27 shall maintain a 38 <br />foot setback from its northerly property line. <br /> <br />h. The building on Lot No. 35 shall be reversed. <br /> <br />13. Fire Protection <br /> <br />a. <br /> <br />The development shall meet all requirements of the <br />Pleasanton Fire Code (Chapter 20.24 of the Pleasanton <br />Municipal Code). <br /> <br />The site shall be kept free of fire hazards from the <br />start of construction to final inspection. <br /> <br />b. <br /> <br />. <br /> <br />II <br />
