Development shall be substantially as shown on the development <br />plans, Exhibit "A", dated "Received September 9, 1994 (site <br />plan, floor plan and elevations) and September 14, 1994 <br />(landscape plan and grading and drainage plan)" on file with <br />the Planning Department, except as modified by the following <br />conditions. Minor changes to the plans may be allowed subject <br />to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2. All conditions of Case PUD-88-l2, as listed in Ordinance 1391 <br />shall remain in full force and effect. <br /> <br />3. The developers shall ensure that the operators of Diablo Auto <br />Body do not store cars to be repaired, or cars in the midst of <br />repair, in any of the parking stalls at the front of the lot. <br />All cars under repair shall be parked and stored in the <br />parking spaces located to the west of the security fencing. <br /> <br />4. If signing for the development is desired at the time Diablo <br />Auto Body vacates the building, a comprehensi ve signing <br />program shall be submitted to the Planning Director for <br />consideration under separate application. <br /> <br />5. Prior to the issuance of building permits, a detailed sign <br />plan shall be reviewed and approved by the Planning Director. <br /> <br />6. The colors of the building(s) shall be submitted to and <br />approved by the Planning Director prior to the issuance of a <br />building permit. Colors shall be consistent with approved <br />colors and shall be based on the Pantone color system. <br />Approved colors shall be stated on the plans submitted for <br />issuance of building permits. <br /> <br />7. All parking spaces shall be striped. Where parking spaces are <br />fronted by concrete curbs, sufficient area shall be provided <br />beyond the ends of all parking spaces to accommodate the <br />overhang of automobiles. <br /> <br />8. A final landscape plan and irrigation plan shall be submitted <br />to and approved by Planning Director as part of the building <br />permit plan set prior to issuance of an on-site permit. Said <br />landscape plan shall be consistent with the approved landscape <br />plan plus any conditions of approval, and shall be detailed in <br />terms of species, location, size, quantities, and spacing. <br /> <br />- <br />
