<br />possible modifications to the number of available on-site parking spaces, if deemed <br />necessary by the Zoning Administrator. <br /> <br />9. All mechanical equipment shall be constructed in such a manner that noise emanating from <br />it will not be perceptible beyond the property plane of the subject property in a normal <br />environment for that zoning district. <br /> <br />10. The applicant shall submit a final lighting plan for the building and the site for the review <br />and approval of the Planning Director prior to issuance of building permits. Lighting shall <br />conform to the requirements of the Hacienda Design Guidelines. <br /> <br />11. All trash and refuse shall be contained completely within enclosures architecturally <br />compatible with the main structure. The materials and color of the enclosure walls shall <br />match the building walls and the gates shall be conugated metal, solid wood, or other <br />approved material. The location and design of the enclosures shall be designed to meet <br />the requirements of the Urban Clean Water Runoff Program and shall be subject to the <br />approval of the Planning Director and Fire Chief Trash containers shall be stored within <br />the enclosure at all times, except when being unloaded. <br /> <br />12. The final colors of the building shall be generally consistent with the proposed colors <br />except that final approval of the colors of the reveals shall be withheld pending evaluation <br />of actual colors in the field. The reveals shall be either the base wall shade or a darker, <br />gray color, or a combination thereof, as approved by the Planning Director following <br />evaluation of actual colors on the building once it is constructed. Final approval of all <br />colors shall be made following the field inspection. Following field inspection and <br />approval. the approved colors (based on the Pantone color system) shall be submitted to <br />the City for official approval prior to painting the structure. <br /> <br />13. The trellis structure shown along the periphery of the office portion of the structure shall <br />be redesigned to have more proportionate scale to and better integrate with the <br />architecture of the structure. The trellis shall be designed to provide shade over <br />approximately 25% of the area designated as the outdoor employee breakJlunch area. The <br />details of how the trellis structure will be designed to provide shade over this area shall be <br />shown on the revised plans. The revised design for the trellis shall be subject to the review <br />and approval of the Planning Director prior to the issuance of a building permit. <br /> <br />Signage <br /> <br />14. The building-mounted sign locations shown on the attached plans are not approved as part <br />of this application. An application for a comprehensive sign program showing the design <br />and locations of all signs shall be submitted to the Planning Director for review and <br />approval prior to the installation of any signs. The sign program will be reviewed for its <br />conformance with the requirements of the Hacienda Business Park Design Guidelines. <br /> <br />15 <br />
