<br />Resolution No. PC-94-42 <br />Page 4 <br /> <br />EXHIBIT B <br />Resolution No. PC-94-42 <br />Conditions of Approval <br />Case UP-94-S6 <br /> <br />1. The proposed development shall conform substantially to the <br />site plans, elevations, written narrative, and related <br />materials (dated "Received" May 24, July 28, and August 3, <br />1994), on file with the Planning Department, except as <br />modified by these conditions. <br /> <br />2. Approval of this conditional use permit is contingent upon <br />approval of the Municipal Code amendment (Case RZ-94-4), and <br />will take effect upon the effective date of that application. <br /> <br />3. If operation of this use results in conflicts pertaining to <br />parking, noise, traffic, or other factors, at the discretion <br />of the Planning Director, this matter can be submitted to the <br />Planning commission for subsequent review at a public hearing. <br />If necessary, the Planning Commission may modify or add <br />conditions of approval to mitigate such impacts, or may revoke <br />said use permit. <br /> <br />4. The bed and breakfast use shall be limited to the activities <br />proposed in the written narrative, Exhibit C, dated "Received" <br />May 24, and July 28, 1994, on file with the Planning <br />Department. If additional uses or activities beyond that <br />approved by the Planning commission are desired by the <br />applicants, prior City review and approval is required. <br />Details of such activities shall be submitted to the Planning <br />Director who may approve the modification, if it is judged to <br />be minor, or may refer the matter to the Planning Commission <br />for a public hearing, if judged to be substantial. <br /> <br />5. <br /> <br />The applicants <br />dwelling within <br />use. <br /> <br />shall remove one of the kitchens in the <br />30 days of cessation of the bed and breakfast <br /> <br />6. All automobiles owned or operated by the applicants at 9104 <br />Longview Drive shall be parked 1n the upper garage, or <br />driveway in front of the upper garage, during the time the bed <br />and breakfast is in operation. <br /> <br />7. The applicants shall advise the bed and breakfast guests to <br />drive safely, to follow all traffic regulations coming to and <br />from the bed and breakfast, and to be mindful of adjacent <br />properties' privacy when driving to and from the site. <br /> <br />n I I <br />
