<br />PLANNING COMMISSION CITY OF PLEASANT ON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-94-34 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-94-30, THE APPLICATION OF THE VALLEY BIBLE CHURCH <br /> <br />WHEREAS, the Valley Bible Church has applied for a conditional use <br />permit to establish a church within the existing building <br />located at 7106 Johnson Drive; and <br /> <br />WHEREAS, zoning for the property is I-G-40 (General Industrial) <br />District; and <br /> <br />WHEREAS, at their duly noticed public hearing of June 22, 1994, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to: foster a harmonious, convenient, workable <br />relationship among land uses, protect existing land <br />uses from inharmonious influences and harmful <br />intrusions, and to insure that public and private <br />lands ultimately are used for the purposes which <br />are most appropriate and beneficial to the City as <br />a whole. The proposed church use would be <br />consistent with these objectives in that it would <br />provide religious services to the community and, <br />with conditions, would be conducted so as to not <br />impact or interfere with the surrounding uses. <br /> <br />The subject building is located in the city's I-G <br />(General Industrial) District. One purpose of the <br />general industrial district is to provide a <br />location for uses that are incompatible with most <br />other land uses to operate with minimum restriction <br />and without adverse effects on other uses. As <br />conditioned, the proposed church will be compatible <br />with the adjacent industrial uses. The applicants <br />will also be required to mitigate any future <br />nuisances which may occur as a result of the <br />proposed use. The church use will primarily occur <br />when adjacent uses are not in operation, thus <br />avoiding traffic and noise impacts. Additionally, <br /> <br />~ <br /> <br />I [ <br />
