III.A disclosure of the potential for vehicle parking along the Old <br /> Vineyard Avenue and in adjacency to the Shadow Cliffs Recreational <br /> Area access gate. <br /> <br /> f. A disclosure on all lots regarding the underground, 230-kilovolt electrical <br /> transmission line in the right-of-way of new Vineyard Avenue. <br /> <br /> g. A disclosure of the nearby sanitary sewer pump station with standby diesel <br /> generation on new Vineyard Avenue. <br /> <br /> 32. Wording for all disclosures, deed restrictions, and clauses shall be submitted to the <br /> City Attorney for review and approval before City Council approval of the first <br /> final subdivision map for this development and shall be recorded over the project <br /> site by separate instrument. <br /> <br /> 33. This PUD development shall be subject to the permitted and conditional use of the <br /> LDR (Low Density Residential) and Open Space Districts, as provided in the <br /> Vineyard Avenue Corridor Specific Plan. <br /> <br /> 34. This PUD development plan shall be subject to the following site development <br /> standards, as specified in the Vineyard Avenue Corridor Specific Plan: <br /> <br />Site Development Restrictions: <br /> <br /> a. Permitted and Conditionally Permitted Uses are as follows: <br /> I. Permitted Uses: <br /> 1) Single-family detached housing; <br /> 2) Household pets (Limited to four domestic pets total) <br /> 3) Accessory structures and uses, including but not limited to a <br /> private garage, living area without a kitchen, enclosed storage, <br /> and recreation room; <br /> 4) Common recreation area and buildings for private use by residents <br /> of individual projects; <br /> 5)Small family day care home; <br /> 6)Second living units (per Chapter 16.106 of the Municipal Code) <br /> 7)Public water and/or sewer pump station; <br /> 8)Public trails; and <br /> 9) The continuance of agricultural uses employed within five years <br /> prior to the Specific Plan adoption until such time as the <br /> development of new on-site homes commences. <br /> <br /> I. Conditionally Permitted Uses: <br /> 1) Nursing home for not more than six patients; <br /> <br /> <br />
