The existing use shall conform sUbstantially to the project <br />description, site plan and floor plan, Exhibit "A," dated <br />"Received September 5, 1995" on file with the Planning <br />Department, except as modified by the following conditions. <br /> <br />2. That if the operation of this use results in conflicts <br />pertaining to parking, noise, traffic, or other impacts, at <br />the discretion of the Planning Director, this use permit may <br />be submitted to the Planning Commission for subsequent review <br />at a public hearing. If necessary, the Commission may modify <br />or add conditions of approval to mitigate such impacts, or may <br />revoke said use permit. <br /> <br />3. The applicant shall contact the Building and Fire Departments <br />to determine that all applicable requirements are met. The <br />structure must conform to all applicable occupancy <br />requirements, codes and ordinances of the City. All future <br />tenant improvements shall be included as part of this <br />condition. <br /> <br />4. That if additional activities beyond that proposed in the <br />narrative are desired, prior City review and approval is <br />required. Such modifications shall be submitted to the <br />Planning Director, who shall refer the matter to the Planning <br />Commission should the change in use be deemed to be <br />substantial. <br /> <br />5. No signage is approved as part of this application. Any <br />signage shall be submitted to the Planning Department for <br />design review and approval. <br /> <br />6.
