The proposed siting of the residence and the landscape <br />planting shall conform substantially to the revised site and <br />landscape plans, Exhibit A (dated "Received April 6, 1994"), <br />on file with the Planning Department. <br /> <br />2. The five foot westerly side yard setback reduction applies <br />only for this house plan on this lot and shall not apply to <br />any other lot within this development (PUD-85-15). <br /> <br />3. All other conditions of Case PUD-85-15 shall remain in full <br />force and effect. <br /> <br />4. Any future building additions on this lot shall be <br />constructed with a 23 foot side yard setback from the <br />western side property line. <br /> <br />5. The 36" box size valley oak (QL), three ornamental pear <br />trees (PC), and Catalina cherry laurel along the western <br />side property line in the area of the reduced setback shall <br />be planted at a spacing of 15 feet on center. Additionally, <br />these five trees along with the 15 gallon valley oak <br />(closest to Lupine Court) shall all be planted an additional <br />five feet back towards the rear property line <br />(southwesternmost corner of the lot) than shown on the <br />revised landscape plan. <br /> <br />{end} <br /> <br />. , <br /> <br />. . <br /> <br />. <br />
