The proposed use shall conform substantially to the project description, written narrative, site plan, and floor plan, Exhibit "A", dated "Received March 22, 1994" on file with the Planning Department, except as modified by these conditions. 2. The applicant shall City permits for commencement of the obtain all building and other applicable the use and structure prior to the use. 3. If the operation of the use results in major conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, this conditional use permit may be referred to the Planning Commission for subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke the said conditional use permit. 4. The hours of operation of the martial arts studio shall not exceed the following: Monday - Friday from 9:00 a.m. through 8:00 p.m., Saturdays from 8:00 a.m. through 4:00 p.m., and closed on Sundays. 5. The applicant shall maintain the area surrounding the studio in a clean and orderly manner at all times. 6. This use permit is not transferrable to another address. A new application must be made if the applicant relocates to another site. 7. All classes shall be scheduled with a 15 minute break between each class in order to permit the exiting class to leave prior to the arrival of the next class. 8. No signage for the business is approved as part of this application. Any signage shall conform to the previously- approved sign program for the building and shall be subject to the review and approval of the Planning Director prior to installation. 9. The emergency exit door from the proposed suite is to remain closed, but unlocked, during normal operating hours except in the case of an emergency. {end} II II
