The proposed use shall conform substantially to the project <br />description, written narrative, site plan, and floor plan, <br />Exhibit "A", dated "Received March 22, 1994" on file with the <br />Planning Department, except as modified by these conditions. <br /> <br />2. <br /> <br />The applicant shall <br />City permits for <br />commencement of the <br /> <br />obtain all building and other applicable <br />the use and structure prior to the <br />use. <br /> <br />3. If the operation of the use results in major conflicts <br />pertaining to parking, noise, traffic, or other impacts, at <br />the discretion of the Planning Director, this conditional use <br />permit may be referred to the Planning Commission for <br />subsequent review at a public hearing. If necessary, the <br />Commission may modify or add conditions of approval to <br />mitigate such impacts, or may revoke the said conditional use <br />permit. <br /> <br />4. The hours of operation of the martial arts studio shall not <br />exceed the following: Monday - Friday from 9:00 a.m. through <br />8:00 p.m., Saturdays from 8:00 a.m. through 4:00 p.m., and <br />closed on Sundays. <br /> <br />5. The applicant shall maintain the area surrounding the studio <br />in a clean and orderly manner at all times. <br /> <br />6. This use permit is not transferrable to another address. A new <br />application must be made if the applicant relocates to another <br />site. <br /> <br />7. All classes shall be scheduled with a 15 minute break between <br />each class in order to permit the exiting class to leave prior <br />to the arrival of the next class. <br /> <br />8. No signage for the business is approved as part of this <br />application. Any signage shall conform to the previously- <br />approved sign program for the building and shall be subject to <br />the review and approval of the Planning Director prior to <br />installation. <br /> <br />9. The emergency exit door from the proposed suite is to remain <br />closed, but unlocked, during normal operating hours except in <br />the case of an emergency. <br /> <br />{end} <br /> <br />II <br /> <br />II <br />
