<br />Resolution No. PC-94-10 <br />Page 3 <br /> <br />Exhibit liB" <br />Conditions of Approval <br />Resolution No. PC-94-10 <br />PUD-Sl-30-2SM/PUD-SS-8-10M <br /> <br />1. The Hacienda Design Guidelines, Exhibit C, dated received <br />"January 26, 1994," are approved subject to the <br />modifications listed below. These guidelines shall <br />supersede the Hacienda Design Guidelines previously in <br />effect. <br /> <br />a. Section 2.4.D, shall read as follows: <br /> <br />Residential Building Setbacks <br /> <br />Residential building setbacks shall be a minimum depth equal <br />to the depth of the adjacent P.S.E. For those portions of a <br />property that are not adjacent to a P.S.E. (e.g., abutting <br />an arroyo), the setbacks shall be determined on a case by <br />case basis. Except as allowed in Section 2.4.E.3, building <br />walls, patios, fencing, walkways, and parking areas shall <br />not extend into the required setback zone. Interior <br />residential site design (e.g., building to building <br />separation, parking layout, etc.) shall be reviewed on a <br />case by case basis. <br /> <br />b. Amend the Streetscape Zone (P.S.E.) Criteria Illustration <br />for Owens Drive (Chabot Drive to Hacienda Drive) to allow a <br />33 ft. P.S.E. setback option for commercial projects. <br /> <br />c. Add the following to Section 3.4.G, Streetscape Zone <br />(P.S.E.) Irrigation: <br /> <br />All backflow prevention devices installed within the <br />development shall be painted forest green (pantone Color <br />System Number 357 or equivalent). <br /> <br />d. Add the following to Section 3.5.F, Freeway Frontage site <br />Landscape Requirements: <br /> <br />view corridors shall not be located adjacent to each other. <br /> <br />e. The Standard Sign Type 1 illustration shall be changed to <br />present a design which better integrates the tenant names <br />into the sign design. <br /> <br />f. Amend maximum sign width for Standard Sign Type 5 as <br />follows: 40 ft. width or sign cannot exceed 40% of building <br />width, whichever is less. <br /> <br />g. Amend maximum sign width for Standard Sign Type 6 as <br />follows: 40 ft. width or sign cannot exceed 50% of building <br />width, whichever is less. <br /> <br />I <br /> <br />II <br />
