<br />Resolution No. PC-94-09 <br />Page 6 <br /> <br />EXHIBIT B <br />RESOLUTION PC-94-09 <br /> <br />Conditions of Approval <br />Case PUD-94-01 <br /> <br />1. The development shall be constructed substantially as shown on <br />the approved development plans, Exhibit "A", dated "Received, <br />February 18, 1994" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes <br />to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to <br />the approved exhibits. <br /> <br />2. This PUD shall be subject to the uses of the RM-25 zoning <br />district. <br /> <br />3. Boats, recreational vehicles, and trailers are prohibited from <br />being parked and/or stored on the site. <br /> <br />4. This development plan shall be of no further validity and the <br />applicant shall be required to submit the same or new develop- <br />ment plan for City approval prior to development of the site <br />in the event that any of the following occur: <br /> <br />a. The applicant fails to receive growth management approval <br />with 2~ years of PUD approval, or <br /> <br />b. Subsequent to such approval, the applicant allows the <br />growth management approval to lapse, or <br /> <br />c. If exempt from growth management, the applicant fails to <br />obtain a building permit within 2 years of PUD approval. <br /> <br />5. The project developer shall effectively screen from view all <br />gas, electric, and water meters, and air conditioning <br />equipment with materials architecturally compatible with the <br />main structure. Screening details shall be shown on the plans <br />submitted for issuance of building permits, the adequacy of <br />which shall be determined by the Planning Director. <br /> <br />6. The applicant shall submit a final lighting plan for the <br />project for the review and approval of the Planning Director <br />prior to issuance of building permits. All site and exterior <br />building and patio lighting shall be directed away from the <br />Ridge View Commons development. <br /> <br />7. All trash and refuse shall be stored with dumpsters contained <br />completely within the enclosures provided on site at all <br />times, except when being unloaded. The trash enclosure <br />exterior walls shall be finished in stucco to match the <br /> <br />I I I <br />
