<br />Resolution No. PC-94-09 <br />Page 3 <br /> <br />The site is an infill property surrounded by a <br />variety of vacant, public, and high density- <br />residential land uses. <br /> <br />Buildings are well-proportioned and articulated and <br />are generally consistent with surrounding <br />development in terms of height and bulk. <br /> <br />The site plan avoids the wall-like building effect <br />that has been a major concern expressed on <br />previously proposed high-density developments in <br />the city. Setbacks and open space are comparable <br />with nearby projects. <br /> <br />Landscaping is attractive, frames public <br />private v1ews, and ties the project in <br />surrounding development on Case Avenue. <br /> <br />and <br />with <br /> <br />4. Grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br /> <br />The subject property is relatively flat. Grading <br />will be limited to building pads and streets and <br />raising the site grades along Case Avenue and the <br />future Junipero Avenue right-of-way. <br /> <br />The subject property is not located in the Alquist- <br />Priolo Study zone. City building code requirements <br />would ensure that the building foundations and <br />parking areas are constructed on satisfactorily <br />compacted fill. Erosion control and dust <br />suppression measures will be documented in the <br />building and grading permits and will be <br />administered by the City's Building and Public <br />Works departments. <br /> <br />5. <br /> <br />Adequate public safety measures have <br />incorporated into the design of the plan: <br /> <br />been <br /> <br />All on-site streets and parking areas meet City <br />standards and are adequate to handle anticipated <br />traffic volumes. <br /> <br />Buildings are designed to meet the requirements of <br />the Uniform Building Code and other appropriate <br />City codes. <br /> <br />I <br /> <br />II <br />
