<br />PLANNING COMMISSION OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-94-09 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-94-01, THE <br />APPLICATION OF A.F. EVANS COMPANY <br /> <br />WHEREAS, A.F. Evans Company has applied for rezoning to the PUD <br />(Planned Unit Development) HDR (High Density <br />Residential) District and development plan approval to <br />allow a 146-unit apartment development, with units <br />available for market-rate, low-, and very-low income <br />households on a 7.4 acre site located at 5300 Case <br />Avenue; and <br /> <br />WHEREAS, zoning for the property is (A) Agriculture District; and <br /> <br />WHEREAS, at their duly noticed public hearing of February 23, <br />1994, the Planning Commission, after considering all <br />public testimony, relevant exhibits, and recommendations <br />of the City staff concerning this proposal, recommended <br />approval of the proposed negative declaration for Case <br />PUD-94-01; and <br /> <br />WHEREAS, the Planning commission makes the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />Potential noise impacts from operation of the Niles <br />Canyon Railroad in the Alameda County <br />Transportation Corridor will be reviewed by that <br />proj ect under its own initial study. Possible <br />mitigation measures for the railroad's noise would <br />be reviewed at the building permit stage for this <br />project and, if feasible, would be implemented in <br />this project's design. <br /> <br />The proposed project would add units to the City's <br />stock of median-, low, and very-low income rental <br />housing. <br /> <br />According to the United states Department of <br />Housing and Urban Development Flood Hazard maps, no <br />portion of the subject property is located in a <br />flood hazard zone. <br /> <br />I <br /> <br />II <br />
