<br />traff ic capacity, and distance from residential <br />neighborhoods have been provided. streets leading <br />to the site are designed per city standards and are <br />signalized to provide safe access into and out of <br />the site. The conditions of approval, as well as <br />the applicant's design of the tenant space the use <br />will occupy, will ensure that the establishment <br />remains within the standards of all applicable city <br />codes. <br /> <br />C. The proposed conditional use will comply with each <br />of the applicable provisions of this chapter. <br /> <br />The site's PUD zoning permits the establishment of <br />health and fitness centers, as outlined by <br />Municipal Code section 18.44.090 "Permitted and <br />Conditional Uses in the C District". The proposed <br />center complies with all relevant sections of the <br />zoning ordinance. Granting a conditional use <br />permit to Ira Jones for operating a health and <br />fitness center is consistent with the City's <br />ability to regulate zoning as listed in Municipal <br />Code section 18.124 "Conditional Uses". <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act; <br />and <br /> <br />WHEREAS, the proposed health and fitness center, as conditioned, <br />is appropriate for this site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />section 1. Approves Case UP-91-75, the application of Ladies <br />Fitness Center has applied for a conditional use permit <br />to operate a ladies health and fitness center in an <br />existing building at the Gateway Square commercial <br />complex located at 4807 Hopyard Road, suite 1-4, subject <br />to the conditions shown on Exhibit "A" attached hereto <br />and made part of this case by reference. <br /> <br />Section 2. This resolution shall become effective 15 days after <br />its passage and adoption unless appealed prior to that <br />time. <br />
