<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-91-94 <br /> <br />RESOLUTION APPROVING TENTATIVE TRACT MAP 6447, THE APPLICATION <br />OF S & S PROPERTIES <br /> <br />WHEREAS, S & S Properties has applied for a vesting tentative map <br />to allow the subdivision of an approximately 9 acre site <br />into 40 single-family residential lots located at 10890 <br />Dublin Canyon Road; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- Medium Density Residential District; and <br /> <br />WHEREAS, at their duly noticed public hearing of November 20, <br />1991, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the environmental issues related to this project were <br />addressed in a Negative Declaration which was adopted in <br />conjunction with approval of the PUD for this site (PUD- <br />90-13). The proposed tentative subdivision map is <br />consistent with the approved PUD development plan. <br />Therefore, no additional environmental review or <br />documentation is necessary; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />The land use element of the City'S General Plan was <br />amended from "Low Density Residential" to "Medium <br />Density Residential" in conjunction with approval <br />of PUD-90-13, which approved the subject <br />development plan. The proposed tentative map is <br />consistent with the approved PUD development plan <br />and is, therefore, compatible with the General Plan <br />Land Use Element. The map is also consistent with <br />General Plan policies in its retaining of the creek <br />area, ensuring soils stability, and mitigating <br />freeway noise impacts on project residents. <br />
