<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-91-90 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-91-9, THE <br />APPLICATION OF KEN GOOCH/ORION HOMES, INC. <br /> <br />WHEREAS, Ken Gooch/Orion Homes, Inc., has applied for planned unit <br />development (PUD) rezoning and development plan approval <br />for the renovation of an existing single-family residence <br />and the construction of an additional 845 sq. ft. single- <br />family residence located at 216 Kottinger Drive; and <br /> <br />WHEREAS, zoning for the property is RM-4, 000 (Multiple Family <br />Residential) District; and <br /> <br />WHEREAS, at their duly noticed hearing of November 13, 1991, the <br />Planning Commission, after considering all public <br />testimony, relevant exhibits, and recommendations of the <br />ci ty staff concerning this proposal, recommended approval <br />of the proposed negative declaration for Case PUD-91-9; <br />and <br /> <br />WHEREAS, the Planning commission makes the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />The proposed project, as conditioned, meets all <br />applicable City standards concerning public health, <br />safety, and welfare (e.g. adequate emergency <br />vehicle access, not within a geologic and flood <br />hazard zone, and improved area circulation due to <br />required street improvements). The proposed <br />development is consistent with the adjacent land <br />uses, as well as the general plan HDR (High Density <br />Residential) land use designation for this site and <br />would result in a development consistent with the <br />existing scale and character of the area. <br /> <br />2. The plan is consistent with the City'S General <br />Plan: <br /> <br />At 12 dwelling units per acre, the project is <br />within the acceptable range for PUD-HDR (High <br />Density Residential) projects of 8+ dwelling units <br />per acre. Other general plan policies have been <br />met: development outside 100 year flood zone areas, <br />development on stable soils, preserving the <br />character of existing neighborhoods, development of <br />in-fill housing, and densities consistent with <br />surrounding properties.
