<br />Exhibit "A" <br />Conditions of Approval <br />Resolution No. PC-91-87 <br />Tentative Tract Map 6488 <br /> <br />1. The proposed development shall conform substantially to the <br />Tentative Map for Tract 6488, Grading Plan, and Improvement <br />Plan, Exhibit "A" (dated "Received, November 5, 1991"), on <br />file with the Planning Department, except as modified by <br />these conditions. <br /> <br />2. The developer shall obtain all building and other applicable <br />City permits for the project prior to commencement of <br />construction. <br /> <br />3. This project shall be subject to the Standard Conditions for <br />Tentative Maps, attached hereto and made part of this case <br />by reference. <br /> <br />4. All conditions of approval for Case PUD-89-1-1M, Ordinance <br />No. 1530, shall apply to this project, except as modified by <br />these conditions. <br /> <br />5. An 8' wide Public Service Easement (PSE) shall be located <br />behind the sidewalk on Glen Isle Avenue. This easement <br />shall be shown on the final map to the satisfaction of the <br />Director of Planning and the City Engineer. <br /> <br />6. Lot grading shall be in accordance with sections 2907(b) (5) <br />and 7012(d) of the 1988 Uniform Building Code, unless <br />otherwise approved by the Director of Planning and the city <br />Engineer. Final lot grading shall be shown at the final map <br />stage to the satisfaction of the Director of Planning and <br />the city Engineer. <br /> <br />7. with recordation of the final map, the developer shall <br />relinquish all rights of direct access from lots backing up <br />to Stoneridge Drive. This restriction does not apply during <br />the construction phase by the developer. <br /> <br />8. Recordation of the final map for this subdivision shall only <br />occur after the effective date of Ordinance No. 1530 for <br />Case PUD-89-1-1M. <br /> <br />9. with recordation of the final map, the applicant shall pay a <br />pro-rata share of the Mohr-Martin Sewer Oversizing project <br />and the East Amador Relief Sewer project.
