<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-91-87 <br /> <br />RESOLUTION APPROVING TENTATIVE TRACT MAP 6488, THE APPLICATION <br />OF FAR WEST ASSOCIATES, LTD. (LOUIS G. BALDACCI) <br /> <br />WHEREAS, Far West Associates, Ltd. (Louis G. Baldacci) has applied <br />for a vesting tentative map to allow the subdivision of <br />an approximately 0.54 acre site into six single-family <br />attached lots located on the southerly corner of <br />stoneridge Drive and stone Point Way; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned unit Development) <br />- Medium Density Residential and High Density Residential <br />District; and <br /> <br />WHEREAS, at their duly noticed public hearing of November 13, <br />1991, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />city staff concerning this application; and <br /> <br />WHEREAS, the proposed project is covered by the stoneridge Drive <br />Specific Plan Environmental Impact Report, therefore, no <br />new environmental document was prepared for this <br />application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />The stoneridge Drive Specific Plan sets forth land <br />uses and densities for the Far West and Dawes <br />properties, enabling the maximum number of units <br />for both sites to be calculated. For Far West, <br />15.2 acres were designated for Medium Density <br />Residential (8 du/ac) land uses. For Dawes, 2.5 <br />acres are designated for Low Density Residential <br />(<2 du/ac) land uses and 7.2 acres for MDR land <br />uses. The total number of units allowed for both <br />sites equals 184 units; 124 lots were approved for <br />Far West, 6 lots are proposed under this <br />application, and 54 lots would remain for Dawes. <br />Thus, the proposed project is within the scope of <br />the Stoneridge Drive Specific Plan regarding <br />density and number of units, and is, therefore <br />consistent with the General Plan. <br /> <br />2. The site is physically suitable for this type of <br />development and density. <br />
