Sufficient <br />parking, traff ic capaci ty and distance from <br />residential neighborhoods have been provided and <br />the site and building can accommodate the proposed <br />use. The proposed use is located in an area where <br />its users would not create a nuisance to adjoining <br />areas. Streets leading to the site are designed <br />per City standards and are signalized to provide <br />safe access into and out of the site. The <br />conditions of approval of the use permit, as well <br />as the applicants' design of the tenant space the <br />use will occupy, will ensure that the establishment <br />remains within the standards of all applicable City <br />codes. <br /> <br />C. <br /> <br />The proposed conditional use will <br />of the applicable provisions <br />ordinance. <br /> <br />comply with each <br />of the zoning <br /> <br />The site's PUD zoning will conditionally permit the <br />establishment of bars, as defined by Municipal Code <br />section 18.08.028, after the PUD modification <br />becomes effective. Conditions of <br />approval have been included which will ensure that the <br />safety and general welfare of the surrounding area, and <br />the city in general, is maintained. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section l. Approves Case UP-9l-62, the application of Genaro <br />Guizar/Mexico Lindo for a conditional use permit to sell <br />alcoholic beverages after lO:OO p.m. at a restaurant <br />(classified as a bar) located at 6690 Koll Center <br />Parkway, subject to the conditions shown on Exhibit "A" <br />attached hereto and made part of this case by reference. <br />
