EXHIBIT A Resolution No. PC-91-80 Conditions of Approval Case UP-91-60 l) The proposed use shall conform substantially to the site plan, and narrative, Exhibit A (dated "Received september 23, 1991" and "Received October l6, 1991"), on file with the Planning Department, except as modified by these conditions. 2) The use shall be conducted entirely within the building at all times. All doors shall be closed during class times. 3) If the operation of this use results in conflicts pertaining to parking, noise, traffic, or other factors, at the discretion on the Planning Director, this matter can be submitted to the Planning commission for their subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said use permit. 4) The applicant shall have at least a l5 minute break between classes. 5) If additional activities (e.g. days and/or hours of operation, number of students, etc.) beyond that initially proposed by the applicant are desired, prior City review and approval is required. Such modifications shall be submitted to the Planning Director, who may approve the modification or refer the matter to the Planning Commission if judged to be substantial. 6) No signage is approved as part of this application. Any signage shall conform to the existing approved sign program for the building or shall require design review approval. 7) All other applicable City permits shall be obtained by the applicant. 8) Prior to the issuance of a building permit, the Building Code will be checked with regard to compliance with electrical wiring and fire rated walls and doors. 9) The applicant shall provide bicycle racks.
