<br />EXHIBIT A <br />Resolution No. PC-91-67 <br />Conditions of Approval <br /> <br />Case UP-91-48 <br /> <br />1. The location and operation of the proposed take-out and <br />delivery only pizza restaurant shall conform substantially to <br />the site plan, floor plan, details of operation and related <br />materials, Exhibit A (dated "Received August 5, 1991"), on <br />file with the Planning Department, except as modified by these <br />conditions. <br /> <br />2. The developer shall obtain all building and other applicable <br />city permits for the project prior to the commencement of <br />construction. <br /> <br />3. The applicant shall obtain all necessary permits from the <br />County prior to beginning the operation of the restaurant. <br /> <br />4. If at any time in the future, the activities of the operation <br />deviate from the above-referenced description or the ownership <br />and/or management of the restaurant is unable to control the <br />activities such that the presence of the restaurant encourages <br />litter, parking lot problems, illegal parking or loading on <br />City streets, etc., to the detriment of the surrounding uses <br />or to the city in general, the Planning Director may refer <br />this use permit to the Planning commission for review at a <br />public hearing. If necessary, the Planning commission may add <br />conditions or revoke the subject conditional use permit per <br />Municipal Code Section 18.124.130. <br /> <br />5. The applicant shall apply for design review approval for any <br />proposed signs for the restaurant. Any other exterior changes <br />shall be submitted for the review by the Zoning Administrator <br />to determine if Design Review Board approval is necessary, or <br />whether such changes may be reviewed and approved by the <br />Zoning Administrator. <br /> <br />6. The applicant shall maintain the area around the building in <br />which the proposed restaurant will be located in a clean and <br />orderly manner at all times. The applicant shall provide a <br />trash receptacle, subject to the review and approval by the <br />Planning Director, adjacent to each door of the establishment, <br />which shall be kept clean and functional at all times. The <br />management of the restaurant shall also be responsible for the <br />removal of Pizza Hut food containers that may be littered in <br />other areas of the center, the adjacent public roadway, and <br />sidewalk area. <br /> <br />Resolution No. PC-91-67 <br />September 25, 1991 <br />
