Moiler Ranch <br /> <br />The Engineer's Report for the Moller Ranch GHAD provides that funding is needed for the <br />following: excavation aM re-compaction of shallow slope failures, installation of additional <br />subdrain systems, repair of surface drainage improvements, construction of additional surface <br />drainage improvements, restoration of eroded areas aM/or removal of siltation deposits, site <br />inspection, preparation of the Engineer's Report and City administrative costs. This year, the <br />parcel assessmem has been increased 2.2 percent for inflation from $87 to $89, including the <br />City-owned water reservoir within the District. With 100 properties within the District, <br />including the City-owned water reservoir site, this year's budget will be $8,900. Currently, <br />the Moller Ranch GHAD has a fund balance of $45,539 for the repair and maintenance of <br />hillside slopes and drainage facilities, as may be necessary in the future. <br /> <br />Laurel Creek Estates <br /> <br />The Engineer's Report for the Laurel Creek Estates GHAD provides that funding is needed <br />for the following: repair and maintenance of surface and subsurface drainage facilities, slope <br />stabilization, erosion control, routine maintenance, site inspection, preparation of the <br />Engineer's Report and City administrative costs. This year, the parcel assessment has been <br />increased 2.2 percent for inflation from $300 to $307, including the two City-owned water <br />reservoirs within the District. There are currently 109 properties within the District, including <br />the two City-owned water reservoirs (102 Laurel Creek Estates plus the 7 annexed with Oak <br />Hill Estates). The 12 properties annexed as the Kolb Ranch Estates will begin to be assessed <br />once Public Improvements are accepted, the first certificate of occupancy is issued, or two <br />years after the filing of the final map for Kolb Ranch Estates (Tract 6951), whichever occurs <br />first. This year's budget will be $33,463. Currently, the Laurel Creek Estates GHAD has a <br />fund balance of $279,808. At the time of initiation of this District, each homeowner was <br />required to fund the GHAD in the amount of $1,000 per lot at the time of close of escrow. <br />This condition was also imposed upon the Oak Hill Estates lots at the time they were annexed <br />into the existing GHAD. The developer of the Kolb Ranch Estates development has also <br />contributed a pro-rata share of the total cumulative reserves of the Laurel Creek Estates <br />GHAD at the time of the final map approval. The budget for this district assumes the potential <br />for a significant repair of the hillside slopes once every ten years. <br /> <br />Lemoine Ranch Estates <br /> <br />The Engineer's Report for the Lemoine Ranch Estates GHAD provides that funding is needed <br />for the following: inspection, repair of the surface drainage improvements such as the concrete <br />v-ditches and storm drain outlets including detection and mitigation of potential geologic <br />hazards, slope stabilization, erosion control, routine maintenance, site inspection, preparation <br />of the Engineer's Report and City administrative costs.
