<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALJ:FORNJ:A <br /> <br />RESOLUTION NO. PC-91-S9 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A MAJOR MODIFICATION AS <br />FILED UNDER CASE PUD-81-30-S2D, THE APPLICATION OF SIGNATURE <br />PROPERTIES <br /> <br />WHEREAS, Signature Properties has applied for a major modification <br />to an approved PUD development plan to construct 151 <br />townhouse and condominium dwelling units on an <br />approximately 12.46 acre site located at 5700 West Las <br />positas Boulevard (Lot 24A of the Hacienda Business Park) <br />located at 5700 West Las positas Boulevard; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- High Density Residential District; and <br /> <br />WHEREAS, at their duly noticed hearing of August 28, 1991, the <br />Planning commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the proposed project is similar to the previous <br />Summerhill project (Case PUD-81-30-50D), approval of Case <br />PUD-81-30-52D would not have any additional effects on <br />the environment beyond those previously analyzed. <br />Mitigation measures required of the previous project are <br />incorporated in the approval. Therefore, no <br />environmental finding is required prior to taking action <br />on the project; and <br /> <br />WHEREAS, the Planning Commission makes the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />Potential noise impacts from West Las positas <br />Boulevard and stoneridge Drive will be <br />mitigated by a combination of patio walls and <br />building design. <br />The proposed project adds to the City'S <br />multiple family housing stock, and adds to the <br />city's stock of moderate income for sale <br />housing. <br />According to the United States Department of <br />Housing and Urban Development Flood Hazard <br />maps, no portion of the site is located in a <br />flood hazard zone. <br />Full public street improvements, <br />streets, curb, gutter, sidewalks, <br />stops, and adequate storm drain, <br /> <br />including <br />and bus <br />sanitary <br />
