<br />EXHIBIT A <br /> <br />Resolution No. PC-91-51 <br />Conditions of Approval <br /> <br />1) That the proposed use shall conform substantially to the site <br />plan, Exhibit A (dated "Received July 9, 1991"), on file with <br />the Planning Department, except as modified by these <br />conditions. <br /> <br />2) That if operation of this use results in conflicts pertaining <br />to parking, noise, traffic, or other factors, at the <br />discretion on the Planning Director, this matter can be <br />submitted to the Planning Commission for their subsequent <br />review at a public hearing. If necessary, the commission may <br />modify or add conditions of approval to mitigate such impacts, <br />or may revoke said use permit. <br /> <br />4) That the applicant shall receive design approval for building <br />architecture, landscaping, and signage prior to commencement <br />of the project. <br /> <br />5) The applicant shall determine the maximum vehicle height to be <br />allowed for the drive-through. Said height shall be approved <br />by the city Engineer. Proper signage shall posted for <br />vehicles entering the drive-through. Said sign(s) shall be <br />submitted for design review approval. <br /> <br />6) The applicant shall install a dense shrub hedge and low wall <br />to screen the drive-through lane and autos. Said wall shall <br />be subject to design review approval. <br /> <br />7) The Kentucky Fried Chicken management (or designated <br />representative), shall be responsible for retrieving any and <br />all stray litter generated by this use, both on-site and all <br />immediately adjacent properties off-site. <br /> <br />8) The subject restaurant shall not receive deliveries or garbage <br />service during the hours of operation of the drive-through. <br /> <br />9) The applicant shall modify the configuration of the landscape <br />median as generally shown on the Staff Parking Lot Planter <br />Alternative plan attached to this report. The precise design <br />of the planter shall be submitted for review and approval by <br />the Planning Director.
