EXHIBIT A Resolution No. PC-91-51 Conditions of Approval 1) That the proposed use shall conform substantially to the site plan, Exhibit A (dated "Received July 9, 1991"), on file with the Planning Department, except as modified by these conditions. 2) That if operation of this use results in conflicts pertaining to parking, noise, traffic, or other factors, at the discretion on the Planning Director, this matter can be submitted to the Planning Commission for their subsequent review at a public hearing. If necessary, the commission may modify or add conditions of approval to mitigate such impacts, or may revoke said use permit. 4) That the applicant shall receive design approval for building architecture, landscaping, and signage prior to commencement of the project. 5) The applicant shall determine the maximum vehicle height to be allowed for the drive-through. Said height shall be approved by the city Engineer. Proper signage shall posted for vehicles entering the drive-through. Said sign(s) shall be submitted for design review approval. 6) The applicant shall install a dense shrub hedge and low wall to screen the drive-through lane and autos. Said wall shall be subject to design review approval. 7) The Kentucky Fried Chicken management (or designated representative), shall be responsible for retrieving any and all stray litter generated by this use, both on-site and all immediately adjacent properties off-site. 8) The subject restaurant shall not receive deliveries or garbage service during the hours of operation of the drive-through. 9) The applicant shall modify the configuration of the landscape median as generally shown on the Staff Parking Lot Planter Alternative plan attached to this report. The precise design of the planter shall be submitted for review and approval by the Planning Director. Landscaping and signage within the modified median shall be subject to design review approval.
