EXHIBIT "A" Conditions of Approva1 Reso1ution No. PC-91-40 1. The proposed development shall conform sUbstantially to the site plans, elevations, and related materials, Exhibit "A" (dated "Received, June 11, 1991"), on file with the Planning Department, except as modified by these conditions. 2. The developer shall obtain all building and other applicable City permits for the project prior to the commencement of construction. 3. The developer shall roof-mount the microwave dish antenna in the equipment well of Building "A" as shown on Exhibit "A". The top edge of the dish antenna shall be no higher than the top edge of the nearest portion of the parapet wall. with the building permit, the applicant shall verify conformance of the installation with this condition with the Planning Director. 4. The underground diesel fuel storage tank installation shall conform to the requirements of the Pleasanton Fire Department. 5. The developer shall remove parking spaces in the parking area generally located in the northwest portion of the site in order to create additional landscape "pockets" in the parking area. Each landscape pocket shall consist of at least two combined parking spaces and shall be located in front of the masonry security wall, the south side of the antenna, and along the north and west property lines by the canal where determined by the Planning Director to buffer views of the antenna pole and base and the security wall. Landscape, irrigation, and parking lot plans shall be provided to the Planning Director for review and approval prior to issuance of the building permit. 6. Planting to be installed in the landscape "pockets" required under Condition 5 shall consist of groundcover, shrub, and tree species. Shrubs shall be 5 gallon size. Trees shall be a mix of 15 gallon, 24" box, and 36" box size soquel redwood species. Final design shall be provided to the Planning Director for review and approval prior to issuance of the building permit. 7. The pole and antenna shall be painted a non-reflective blue color that, when under direct sunlight, will cause the antenna and pole to blend with the sky. All metal surfaces shall be painted. The final color shall be reviewed and approved by the Planning Director prior to issuance of the building permit. 8. The height of the masonry security wall shall be a maximum, 8'. Knox boxes shall be installed at each entrance gate.
