<br />EXHIBIT "A" <br />Conditions of Approva1 <br />Reso1ution No. PC-91-40 <br /> <br />1. The proposed development shall conform sUbstantially to the <br />site plans, elevations, and related materials, Exhibit "A" <br />(dated "Received, June 11, 1991"), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />2. The developer shall obtain all building and other applicable <br />City permits for the project prior to the commencement of <br />construction. <br /> <br />3. The developer shall roof-mount the microwave dish antenna in <br />the equipment well of Building "A" as shown on Exhibit "A". <br />The top edge of the dish antenna shall be no higher than the <br />top edge of the nearest portion of the parapet wall. with the <br />building permit, the applicant shall verify conformance of the <br />installation with this condition with the Planning Director. <br /> <br />4. The underground diesel fuel storage tank installation shall <br />conform to the requirements of the Pleasanton Fire Department. <br /> <br />5. The developer shall remove parking spaces in the parking area <br />generally located in the northwest portion of the site in <br />order to create additional landscape "pockets" in the parking <br />area. Each landscape pocket shall consist of at least two <br />combined parking spaces and shall be located in front of the <br />masonry security wall, the south side of the antenna, and <br />along the north and west property lines by the canal where <br />determined by the Planning Director to buffer views of the <br />antenna pole and base and the security wall. Landscape, <br />irrigation, and parking lot plans shall be provided to the <br />Planning Director for review and approval prior to issuance of <br />the building permit. <br /> <br />6. Planting to be installed in the landscape "pockets" required <br />under Condition 5 shall consist of groundcover, shrub, and <br />tree species. Shrubs shall be 5 gallon size. Trees shall be <br />a mix of 15 gallon, 24" box, and 36" box size soquel redwood <br />species. Final design shall be provided to the Planning <br />Director for review and approval prior to issuance of the <br />building permit. <br /> <br />7. The pole and antenna shall be painted a non-reflective blue <br />color that, when under direct sunlight, will cause the antenna <br />and pole to blend with the sky. All metal surfaces shall be <br />painted. The final color shall be reviewed and approved by <br />the Planning Director prior to issuance of the building <br />permit. <br /> <br />8. The height of the masonry security wall shall be a maximum, <br />8'. Knox boxes shall be installed at each entrance gate. <br />
