<br />EXHIBIT "A" <br />Conditions or Approva~ <br />Resolution No. PC-91-36 <br /> <br />1. The proposed development shall conform substantially to the site <br />plans, elevations, and related materials, Exhibit A (dated <br />"Received May 14, 1991"), on file with the Planning Department, <br />except as modified by these conditions and any conditions <br />assigned to related application Z-91-59. <br /> <br />2. Approval of this use permit shall be contingent upon, and <br />subject to, all conditions of the Design Review Board approval <br />of Case Z-91-59. <br /> <br />3. Deleted. <br /> <br />4. The developer shall obtain all building and other applicable <br />City permits for the project prior to the commencement of <br />construction. <br /> <br />5. The applicant shall install address signs visible from the <br />street which clearly indicate the two separate units and the <br />entrances to each unit. <br /> <br />6. The applicant shall attempt to obtain a drainage easement across <br />the property immediately adjacent to the north (APN 094-0095- <br />44), to drain the site through the rear of the property. said <br />easement shall be subject to the review and approval of the City <br />Engineer and the City Attorney prior to the issuance of building <br />permits. If that easement is not possible, the applicant shall <br />install a sump pump to channel all storm water run-off from the <br />on-site catch basins through curb drains to Vineyard Avenue. <br />Such improvements are subject to the review and approval of the <br />city Engineer prior to the issuance of building permits. <br /> <br />7. The second unit shall not be occupied by more than two adults, <br />although there shall be no limit on the number of children. <br /> <br />8. The second unit shall not be sold separately from the single- <br />family dwelling, but may be rented. <br /> <br />9. That this project shall be subject to the Standard Conditions of <br />Development made part of this case by reference, except <br />Conditions Nos. 25, 29, 49, 50, 51, 56. <br /> <br />Resolution No. PC-91-36 <br />May 22, 1991 <br /> <br />II <br />
