B. The proposed location of the conditional use and the conditions under which it would be operated or maintained will not be detrimental to the public health, safety, or welfare, or materially injurious to the properties or improvements in the vicinity. Given the proposed hours of operation the church will not impact surrounding uses. Other such uses in the City have not caused any problems. Also, the proposed church use has adequate parking to meet project demand. Church uses tend to be quiet and will not subject surrounding uses to heavy truck traffic, hazardous odors, or other objectionable influences. C. The proposed conditional use will comply with each of the applicable provisions of the zoning ordinance. As conditioned, the proposed use will comply with all provisions and requirements of the City's zoning ordinance. WHEREAS, projects of this nature are categorically exempt from the requirements of the California Environmental Quality Act; and WHEREAS, the proposed use, as conditioned, will be compatible with the surrounding neighborhood and will not detrimentally affect the surrounding uses or properties. Condi tions of approval have been included which will ensure that the safety and general welfare of the surrounding neighborhood is maintained. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Approves Case UP-91-13 the application of Harvest Valley Christian Church for a conditional use permit to allow a church, including sanctuary, administrative offices, and nursery in an approximately 4,772 sq. ft. existing tenant space located in The Koll Business Center at 6920 Koll Center Parkway, suite 225, subject to the conditions shown on Exhibit "A" attached hereto and made part of this case by reference.
