<br />B. The proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />Given the proposed hours of operation the church <br />will not impact surrounding uses. Other such uses <br />in the City have not caused any problems. Also, <br />the proposed church use has adequate parking to <br />meet project demand. Church uses tend to be quiet <br />and will not subject surrounding uses to heavy <br />truck traffic, hazardous odors, or other <br />objectionable influences. <br /> <br />C. The proposed conditional use will comply with each <br />of the applicable provisions of the zoning <br />ordinance. <br /> <br />As conditioned, the proposed use will comply with <br />all provisions and requirements of the City's <br />zoning ordinance. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act; <br />and <br /> <br />WHEREAS, the proposed use, as conditioned, will be compatible with <br />the surrounding neighborhood and will not detrimentally <br />affect the surrounding uses or properties. Condi tions of <br />approval have been included which will ensure that the <br />safety and general welfare of the surrounding <br />neighborhood is maintained. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Approves Case UP-91-13 the application of Harvest <br />Valley Christian Church for a conditional use permit to <br />allow a church, including sanctuary, administrative <br />offices, and nursery in an approximately 4,772 sq. ft. <br />existing tenant space located in The Koll Business Center <br />at 6920 Koll Center Parkway, suite 225, subject to the <br />conditions shown on Exhibit "A" attached hereto and made <br />part of this case by reference. <br /> <br />Section 2.
