<br />20. The developer shall grant cross drainage, access, and utility <br />easements as deemed necessary by the City Engineer. <br /> <br />21. The proposed storm drain system on Lot 1 shall connect <br />directly into the storm drain system in Sunol Boulevard and <br />shall be privately owned and maintained. <br /> <br />22. The developer shall construct an ovet"land drainage release <br />across the rear of Lot 1 to Sunol Boulevard. <br /> <br />23. The westernmost property line of Lot 3 shall be adjusted to <br />coincide with the curbline of the cul-de-sac bulb. The <br />developer shall grant a pUblic service easement over this cul- <br />de-sac for the maintenance of the water and sanitary sewer <br />systems. The homeowners association shall be responsible for <br />the repair of the enhanced paving in the event that the City <br />must make any repairs to the utilities in this cul-de-sac <br />area. <br /> <br />24. The cul-de-sac shall have vertical curbs and driveway <br />depressions as required. <br /> <br />25. <br /> <br />The design of <br />identical to <br />development. <br /> <br />the soundwall along Sunol Boulevard shall be <br />the soundwall on the adjacent Mavridis <br /> <br />26. The developer may phase the project by filing two parcel maps, <br />the first would create Lots 1 and 2, and the second map would <br />create Lot 3. <br /> <br />29. This development is subject to all of the Standard Conditions <br />of Development attached to this report except for conditions <br />29, 31, 46, and 50. <br /> <br />Resolution No. PC-91-33 <br />May 8, 1991 <br />
