<br />20. The developer shall grant cross drainage, access, and utility <br />easements as deemed necessary by the City Engineer. <br /> <br />21. The proposed storm drain system on Lot 1 shall connect <br />directly into the storm drain system in Sunol Boulevard and <br />shall be privately owned and maintained. <br /> <br />22. The developer shall construct an ovet"land drainage release <br />across the rear of Lot 1 to Sunol Boulevard. <br /> <br />23. The westernmost property line of Lot 3 shall be adjusted to <br />coincide with the curbline of the cul-de-sac bulb. The <br />developer shall grant a pUblic service easement over this cul- <br />de-sac for the maintenance of the water and sanitary sewer <br />systems. The homeowners association shall be responsible for <br />the repair of the enhanced paving in the event that the City <br />must make any repairs to the utilities in this cul-de-sac <br />area. <br /> <br />24. The developer may phase the project by filing two parcel maps, <br />the first would create Lots 1 and 2, and the second map would <br />create Lot 3. <br /> <br />29.
