<br />EXHIBIT "A" <br />Conditions of Approva1 <br />Resolution No. PC-91-25 <br /> <br />1. That the proposed use shall substantially conform to the site <br />plan and narratives, Exhibit "A", dated "Received March 15, <br />1991 and April 2, 1991", on file with the Planning Department, <br />except as modified by the following conditions. <br /> <br />2. Deliveries are limited to between the hours of 7:00 a.m. and <br />6:00 p.m., Monday through Friday, and 8:00 a.m. to 5:00 p.m. <br />on Saturdays. Contractor pick-up may occur beginning at <br />6:30 a.m., Monday through Friday. <br /> <br />3. That if operation of this use results in conflicts pertaining <br />to parking, noise, traffic, or other impacts, at the <br />discretion of the Planning Director, this use permit may be <br />submitted to the Planning Commission for subsequent review at <br />a public hearing. If necessary, the commission may modify or <br />add conditions of approval to mitigate such impacts, or may <br />revoke said use permit. <br /> <br />4. The applicant shall contact the Building and Fire Departments <br />to determine all applicable requirements. The structure must <br />be made to conform to all applicable occupancy requirements, <br />codes, and ordinances of the city. All future tenant <br />improvements shall be included as part of this condition. <br /> <br />5. That if addi tional activities beyond that proposed in the <br />narrative are desired, prior City review and approval is <br />required. Such modifications shall be submitted to the <br />Planning Director, who shall refer the matter to the Planning <br />commission should the change in use be deemed to be <br />substantial. <br /> <br />6. No signage is approved as part of this application. Any <br />signage shall conform to the existing approved sign program <br />for the Valley Business Park or shall require Design Review <br />Board review and approval. <br /> <br />7. That the applicant shall obtain all applicable City permits <br />for the use of the subject site. <br /> <br />8. No more than 20 percent of the customers can be retail in <br />nature. The Planning Director can approve additional retail <br />sales, based on the finding that adequate parking is available <br />and that the additional traffic is not impacting the <br />surrounding area. <br /> <br />Resolution No. PC-91-25 <br />April 10, 1991 <br />
