<br />" <br /> <br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-91-25 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-91-06 FOR AMADOR VALLEY TILE SUPPLY, INC. <br /> <br />WHEREAS, Amador Valley Tile Supply, Inc. has applied for a <br />conditional use permit to operate a warehouse from the <br />building located at 2134 Rheem Drive, suite A; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned unit Development) <br />- Industrial; and <br /> <br />WHEREAS, at their duly noticed public hearing of April 10, 1991, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the city staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to: foster a harmonious, convenient, workable <br />relationship among land uses, protect existing land <br />uses from inharmonious influences and harmful <br />intrusions, and to insure that public and private <br />lands are used for the purposes which are most <br />appropriate and beneficial to the city as a whole. <br />The Amador Valley Tile proposal would be consistent <br />with these objectives. <br /> <br />The subject building is located in the industrial <br />area along Rheem Drive which has characteristics of <br />the city's Industrial Park (I-P) zoning district. <br />One purpose of the I-P district is to provide <br />locations for uses that can operate in close <br />proximity to commercial and residential uses with <br />minimum adverse impacts. As proposed, the proposal <br />will not alter the exterior of the building. Due <br />to similar characteristics with other uses, the <br />proposal will not interfere with the surrounding <br />uses' ability to operate. As conditioned, the <br />proposed use will be compatible with adjacent <br />industrial park users. The applicant will also be <br />required to mitigate any future nuisances which may <br />occur as a result of the proposed use. <br />
