<br />e. Height limits of 22' for one-story houses and 30' for <br />two-story houses, measured in the manner described in the <br />Design Guidelines dated February 26, 1991. <br /> <br />f. Maximum Floor Area Ratio (FAR) of 25% unless otherwise <br />approved by the Design Review Board. <br /> <br />g. Additional setback(sl may be required during design <br />review approval to reduce grading, mitigate visual <br />impacts, maintain privacy of adjacent lot(sl, preserve <br />existing trees, etc. <br /> <br />h. Except as set forth above, all development on custom lots <br />shall be subject to the Design Guidelines dated February <br />26, 1991. <br /> <br />5. Tentative Map <br /> <br />a. At the time of tentative map review, the applicant shall <br />submit a plotting plan, subject to Planning commission <br />approval, defining yard areas and building envelopes and <br />demonstrating that front, rear, side, and side-to-side <br />building separation can be achieved. Building envelopes <br />shall incorporate the recommendations made by the <br />geotechnical engineer and certified engineering geologist <br />under Condition 6 through 10. <br /> <br />b. During processing of the tentative map, changes to the <br />development plan including lot number, location, and <br />pattern, roadway configuration, and grading may be made <br />based on subsequent review of the detailed soils and <br />geotechnical reports and engineering plans. Such changes <br />may be made by the Planning commission so long as the <br />revisions are consistent with the approved development <br />plan. <br /> <br />c. The open space area designated on the plan shall be <br />either owned and maintained by a homeowners association <br />or by such other mechanism approved by the City to enable <br />a landscape and lighting maintenance district to be <br />established. The determination as to which method will <br />be used shall be made in conjunction with the review and <br />approval of the tentative map. <br /> <br />d. At the time of tentative map review, the applicant shall <br />provide an open space maintenance plan and a wildland <br />fire protection plan for the open space areas of the <br />project subject to review by the Planning commission. <br />The plans I objectives shall be to maintain existing <br /> <br />Resolution No. PC-91-19 <br />March 13, 1991 <br />
